Jaron Norman, Principal


Jaron believes that DN3's commitment to collaboration is evidenced by the firm’s ability to successfully deliver complex projects coordinated among large multi-disciplined project teams, while keeping an open mind and clear focus on client objectives.

Jaron brings 20+ years of industry experience in accounting, finance, project management and owner representation to his role as Managing Principal of DN3, with specific expertise in multi-family housing and mixed-use residential. He has worked extensively in both non-profit and for profit arenas and is a thought-leader in public-private partnerships.

Under his leadership and supported by a team of multi-disciplined professionals with experience in a wide array of project types, DN3 is a top-tier provider of project management consulting for private, government, advocacy and philanthropic organizations accross a diverse range of asset classes, including affordable-housing, student-housing, workforce-housing, veteran-housing, senior-housing, and market-rate housing. To date he has managed more than $3B of real estate investments from both public and private sources. Jaron holds a BS in Accounting from Morehouse College. He is a certified PMP, a Six Sigma Black Belt and is certified in all tax credit programs.

Mark MacNeil, Principal


Mark believes that clients choose DN3 because they value the firm’s rigorous strategic approach, based on deep technical knowledge and broad industry experience. Equally important to clients is the firm’s unique management approach which reflects its commitment to leadership, integrity and teamwork that leads to progressive, successful outcomes.

As a professional with 25 years of experience as a construction manager and owner’s representative, Mark’s portfolio includes Design-Building specialized medical facilities, retail strip malls, office buildings, low-rise, mid-rise, high-rise, senior living, assisted living and dementia care facilities for corporate, commercial, government, higher education and institutional clients. To date, Mark has overseen production of more than 12,000 multi-family housing units.

He brings design expertise and collaboration to his role leading large multi-disciplined teams through planning to occupancy. Mark holds a BS in Construction Management from Syracuse University. He also is a licensed General Contractor in North Carolina, South Carolina, Alabama and Arkansas.

Garland Burton, Principal


Garland believes that the firm’s integrity and it’s collaborative approach - seeking input, alignment and buy-in from the entire project team and its stakeholders, maximizes positive results to realize a client’s vision.

With over 25 years of experience in the real estate industry as a General Contractor and owner’s representative for a wide range of product types, Garland oversees the development of strategic business relationships for the diverse and demanding requirements of the industries that dominate the market.

His in-depth market perspective, success at building deep client relationships, and mentoring and developing the team has contributed to the firm’s growth and expansion. Garland holds a Bachelor of Science from Saint Augustine's College in Raliegh, N.C. with degree in Organizational Management. He is also a licensed General Contractor and Real Estate Broker in North Carolina.
